Due to many requests from our real estate clients for help with their seasonal homes in Arizona, we at HomeWatch of Arizona have decided to

provide this service not only to our clients but to all seasonal homeowners. Regular home visits by HomeWatch of Arizona will afford the peace of mind that homeowners enjoy, as if watching their home themselves.

Being intimately familiar with the problem, we know the needs of seasonal homeowners and also know the relief when someone trustworthy is watching over our property. Instead of expecting a neighbor to watch the home and hoping they actually are, or making numerous calls to a handyman, neighbor or someone else, professional services by HomeWatch of Arizona can be watching and taking care of most any problem that may arise. Our services can be customized to meet your needs no matter what they may be.

HomeWatch of Arizona specializes in assisting homeowners in maintaining their homes and can ascertain both current problems and potential problems during their absence. Visual inspections of the prop erty may identify concerns before they become l arge, costly, complicated problems. Making small repairs quickly may save thousands of dollars in the long run. Imagine what damag e a broken window or a drip under a sink can ca use over a period of months.

Homes where no apparent owner is in residence become prime targets for break-ins resulting in theft and vandalism. Storm damage, leaking pipes causing water damage, rodent or insect infestation, electrical outages affecting appliances such as freezers and refrigerators, all can cause damages and financial loss. The longer the property is left unmonitored the larger the problems become.

Our Basic Service Package will serve most homeowners; however, we do offer specialized services and packages. Some homes and homeowners may require something very specific. If our Basic Service Package is not sufficient then we can discuss the services preferred and determine a schedule, and provide a quote for review and approval. The Basic Service Package cost will apply to condos and homes up to 3,000 square feet with a frequency of inspections every two weeks. Quotes for larger homes and different inspectio n frequencies will be given upon request. Our services may be started and stopped at any time as there are no long term contracts. While you are occupying the home we will put the service on hold and restart after departure.

Current service areas include Scottsdale, Paradise Valley, Fountain Hills, Ca refree, Cave Creek and parts of North Phoenix. Please feel free to enquire about your location as service areas will expand when enough requests are received.

Basic HomeWatch Service

HomeWatch of Arizona offers the most comprehensive program available both for our Basic Service Package and for our Full Service programs. If applicable, all items listed in the Basic HomeWatch Service will be performed during each visit. If there are other items you wish to add to this program, or if you require more frequent inspections, a quote will be provided upon request. The suggested frequency of home inspections is every two weeks.

Basic HomeWatch Service Cost:

$30.00 for Condos and Townhouses (Per inspection)

$35.00 for Patio Homes (Per Inspection)

$40.00 for Single Family Homes (Per inspection)

(Prices quoted are for homes up to 3000 square feet and per service call. Services will be billed monthly)

Basic HomeWatch Inspection:

Bring in mail.
Bring in trash receptacles if left out after your last visit.
Check front of property for papers and items left at front door.
Sweep front entry and back patio to make home look occupied.
Inspection of landscaping to see that plants are healthy and are being watered.
Visual inspection of exterior of building walking entire perimeter checking windows, doors and sides of building for any potential problems.
Visual inspection of roof, from ground.
Water pots on front and back patios.
Check for signs of pest and insect infestation around the exterior of home.
Check for unusual odor problems around exterior of building.
Visual inspection of pool and spa.
Check interior for unusual odor problems.
Check for signs of pest and insect infestation on the interior of home.
Run water in all sinks, bathtubs and showers to keep traps from drying out and prevent sewer gases from entering your home.
Flush and brush all toilets.
Keep dishwasher and washing machine doors open for mold prevention.
Check air conditioning/heating for proper operation.
Check refrigerator for proper operation.
Run garbage disposal.
Water interior plants.
If lights or automatic timers are being left on we will check their status during inspections.
Check ceilings and skylights for any signs of roof leaks.
Check under kitchen, bathroom, wet bar and other sinks for leaks.
Check laundry room for leaks.
Check hot water heater for any signs of leaks.
Check that hot water is functioning correctly.
Run washing machine to keep seals from drying out. (Once per month)
Run dishwasher to keep seals from drying out. After cycle complete will sponge out extra water and leave door open to prevent mold from forming. (Once per month)
Change air filters (Once per month) (If applicable)
Start and run your car(s) while we are inspecting your home (Once per month) (If applicable)
Storm Damage Inspection: We will check your home after severe storms for any damage. This inspection will focus only on damage to your home and will be billed at half price.
A comprehensive inspection report will be emailed after each inspection. Any problems, if not urgent, will be reported via email. Problems that we feel are urgent will be photographed and dealt with to first try to stabilize the problem and then we will contact you immediately to discuss the resolution. These situations will be billed at our full service cost of $35.00 per hour.

A Special Thank You To All Our Clients

All our clients who purchase a home through us will receive a full year of our services for free. Any client who also lists their home for sale with us will receive our service for free as long as the home is listed. We appreciate both your real estate business and allowing us to take care of your home during your absence.

Thank You For All Your Referrals

We just can’t thank you enough for your referrals. We will give you four free inspections for every referral signing up for our HomeWatch of Arizona service. If you are not a HomeWatch client we will pay you $100.00 for every referral signing up for our basic services.

HomeWatch of Arizona Full Service Program

Our Full Service Program is designed to help you complete projects when you do not have the time or when you are not able to be at your seasonal home. Many of these projects are better completed while you are away. This is where HomeWatch of Arizona can help.

With years of experience in the development industry, apartment rentals and maintenance, home building and real estate sales, we have the knowledge and experience to help you oversee your remodeling and home improvement projects. Our expertise is in overseeing these projects and doing what is necessary to line up contractors and have them complete their tasks in a timely and professional manner.

We are not contractors and do not bid on projects. All contractors will provide you their bids and bills for their services. Our service is providing access to the property, overseeing the total project to make sure the job gets completed properly and to handle the day to day tasks, phone calls and appointments necessary to complete the project in a timely manner. Since we bill on an hourly basis we will try to keep our involvement to a minimum but in many cases we can perform certain tasks when we are on the project which in the long run will save you money. We do not sit around jobs while other contractors are working but we may need to provide access, guidance and close up at the end of the day. Our fees for these services are charged at $35.00 per hour and detailed logs will be kept for your review.

Examples of Full Service Projects:

Oversee repairs to items found during basic inspections. In most cases these will be minor repairs.
You may want to have your home painted while you are away and need someone to oversee the work, provide access to the property, keep in touch with the painters for scheduling and make sure the job gets done properly and in a timely manner.
You have decided on using your home for two weeks to enjoy the sun and play some golf and you don’t want to spend your whole two weeks working around your home cleaning, calling contractors, waiting around for them to show up and sitting around the house as they perform their services. Give us a call and we will make sure these projects are completed before your arrival.
Wouldn’t it be nice if you could just leave and not worry about closing up your home? Completing all the items necessary to close your home for the season is a bit daunting and may be more work than can be accomplished in just a few hours before you depart. We can have the home cleaned, do your laundry and put away, clean dishes, empty garbage, close the blinds and make sure your home is properly closed until your next visit. We can do the same if you have guests or renters coming to use your home when you’re not there. This service is detailed in the Opening and Closing Your Home handout.
