The fall season is here, but before you know it the cold winter will approach! Here are some home care ideas to focus on during the fall season.
1. Gutters: The leaves are beginning to fall so this is the perfect time to clean your gutters and inspect the downspouts and clear them of any items that have fallen down into them.
2. Check for Drafts: With the winter season approaching, cooler temperatures will begin to roll in. Checking for drafts along the edge of windows, doors, and molding will help keep you warmer and keeps your utility bills down, as the winter approaches.
3. Humidifier Maintenance: It is a good idea to clean and adjust the humidifier on the furnace. You can replace the old filters or soak the interiors with un-distilled white vinegar and scrub them with a soft brush.
In a time of choked credit and painfully low CD rates, some home owners and their parents are cutting financial institutions out of the mortgage picture and banking on each other.
The Bank of Mom and Dad can earn 4% or 5% on cash savings by holding the mortgage on the kids’ property. This symbiotic lending gives parents a source of income that beats the rate of return of, say, a money market fund. For younger folks who need a loan, it’s a good way to secure hassle-free financing at a reasonable rate.
Of course, this family lending only works if Mom and Dad have enough cash to make the mortgage, and the kids have the wherewithal to make monthly payments. But if viewed and conducted correctly, family lending is a win-win arrangement; if not, Sunday dinners will be awkward! Continue reading →

“It’s the little things that tend to trip up people,” says Frank Lesh, former president of the American Society of Home Inspectors and owner of Home Sweet Home Inspection Co. in Chicago. “Some cracked caulk around the windows, or maybe a furnace filter that hasn’t been changed in awhile. It may not seem like much, but behind that caulk, water could get into your sheathing, causing mold and rot. Before you know it, you’re looking at a $5,000 repair that could have been prevented by a $4 tube of caulk and a half hour of your time.”

Just a short snapshot of the Lone Jack Parade which was the start of the celebration of the American Civil War Commemoration. Take a close look and you will see Carolyn in the parade! (Hint: on a horse with a flag!) Horses are one of her favorite past times. Nice community to join in with some old time fun! USDA’s single family guarantee loan program was doubled this year to $24 billion. Therefore, instead of running out of funds before their fiscal year ends, the program still has money available. This program provides a great opportunity for buyers to purchase in a rural/suburban area with no money down. According to the stipulations: “ Applicants for loans may have an income of up to 115% of the median income for the area. Area income limits for this program are here. Families must be without adequate housing, but be able to afford the mortgage payments, including taxes and insurance. In addition, applicants must have reasonable credit histories.”
As of October 1st, the monthly mortgage insurance associated with USDA loans will be increasing 0.3 percent. This increase may affect the eligibility of some borrowers as the monthly payment will go up. Get out before October 1st and BUY – take advantage of this opportunity!
