The Arizona Residential Market ~ North and Central Phoenix, Scottsdale, PV, Carefree and Cave Creek

Well, it has been a while. Things are just moving to fast. Paperwork, Paperwork!

I have had to narrow down the area I am reporting on when it comes to Residential homes in the Phoenix metro area. The areas have divided into halves when it comes to which houses have started to flatten out or started up in sales and the areas that are still slipping and are holding their own and which are still slipping.

If you are looking to buy or sell in the Phoenix area, I hope you are prepared.

At the end of this article you will see 10 of the hottest areas in the Metro complex to live and as I predicted 5 months ago, the market is stabilizing and in some cases reversing the effect of the last three years of damage in the housing market.

You will see in the figures that we are dropping in the number of listings in many areas. If you look, you will see that we are probably looking at the lowest number of listings in the last two years. In many of the zip codes I listed, the number of foreclosures and short sales (pre-foreclosures) are dropping in numbers. Several zip codes have increased in sales and PRICE. WHAT! Some Phoenix Residential Home Markets are Improving? Shhhh! Don’t tell the news media!

Attached are nine zip codes I spend the majority of my time working.

I noticed recently a stable market showing up in some areas and some possible up swing during the, considered, slowest time of the year.

I decided in Oct. to start following, not Phoenix or Arizona averages, which is what many of our dynamic news media follow but specific zip codes. Even though our zip codes do cross from great to bad neighborhoods (except Paradise Valley) I figured 3 months would show consistent figures in what we consider some of the best areas in the Phoenix metro area because of location to shopping and schools. It might also give us an idea if we are, in fact, come close to or are hitting bottom IN THESE AREAS.

Now, the majority of homes, mainly on the West and Southside of the city are still in flat or decreasing areas which is probably why the news media paints the Phoenix Metro are with such a broad brush.

The figures come from the Cromford Report, one of the top reporting companies for our region. Out of the hundreds of graphs and figures the Cromford Report spits out, I tried to only pick ten figures that may give us an idea of the direction these areas are moving. The figures are not just of listings but also private sales.
