Where Have All The Houses For Sale Gone?

What’s happening in the Greater Phoenix Housing Market?  Where is the inventory? In March of 2012 8,800 houses were sold, 12% more than in February.  At end of March there were 14,000 homes for sale in inventory.  Let’s do the math…..8,800 homes sold…..inventory for sale is 14,000….. we don’t even have a 2 month’s supply of homes to sell!!
Here’s the thing we need to focus on today,  April 2012.  When are we going to start hearing about prices?  Inventory is down, demand is skyrocketing,  prices must go UP!  And they are!!   Median Home Prices have gone up 5% PER MONTH  in 1Q 2012,  in the greater Phoenix area. 

More home are being sold now.  Sales  are at the highest  level since the housing market boom days of 2004 – 2006.  The selling success ratio (  number of listings closed  versus  canceled or expired )  stands at  77%  in 1Q 2012  versus  55%  success in 1Q 2011.   We are closing more home sales than last year,  by far.

The inventory of Distressed Homes for Sale,  for Single Family Homes is down  67% in  1Q 2012  compared to 1 Q  2011.  Foreclosed homes are being sold and closed.  At the end of March 2012  inventory of foreclosed, HUD, and short sale homes stood at 2,248. HUD Homes For Sale in the Phoenix Metro Area

There are a great many HUD homes presently for sale in the Phoenix Metro Area. If you have never heard of this government agency,  HUD stands for  Housing and Urban Development.  How does HUD acquire these homes?  HUD protects  lenders against loses through FHA loans.  When borrowers default on home loans, lenders can turn to FHA for re-imbursement.  After paying the lender, HUD then acquires the home.

HUD homes are  made available  for sale to the public through automated bidding on a website.   Bids must be submitted on the web by HUD certified buyer’s real estate agents.  These agents must understand the process before becoming certified by HUD.  When buying HUD homes for sale in the Phoenix metro area, HUD recommends getting help from professionals.  Buyers should speak to mortgage lenders experienced in making loans for HUD homes, and are also familiar with the bidding process.  Buyers should seek out real estate agents familiar with the  HUD home buying process.
