SELLERS: Please explore the possibility of getting home warranty coverage on your home during the listing. If anything should happen and something in your home needs repair, either during the listing or after it goes under contract*, a home warranty just may cover such repairs.
*Home Warranties, however, DO NOT cover items that are discovered on home inspections once the home is under contract.
The home warranty can become part of the profile on the house through the Multiple Listing System; through their agents, prospective buyers will learn that it is offered. They are typically good for only 180 days.
Please research, via their websites, each or any of the above companies when we list your home to determine which may be a good fit for you. LET ME KNOW WHO YOU’VE CHOSEN TO COVER YOUR HOME DURING THE LISTING AND ESCROW PERIODS.
BUYERS: Please choose a home warranty plan if we’ve selected one to be in place at the close of escrow on your purchase for coverage for one year from closing. We may have the option to select the provider; each of the websites should either have a brochure or a list of what is covered through the buyer plans. Our contract should illustrate the dollar amount available for the home warranty. Please pay attention to ‘Buyer Optional Coverage Items’ for each for those items that you’ll need in addition to the basic or comprehensive warranty.
LET ME KNOW WHO YOU’VE CHOSEN AND I WILL INSURE IT GETS ORDERED. Warranty information is requested at title 14 days before closing if amounts do not match what was offered in the contract. The warranties are paid for through closing.
