My wife and I had the good fortune to work with Wayne McCormick and Realty Execs to both purchase and sell a home in Flagstaff, Arizona. In summary I would highly recommend Wayne and his team and when we move back to the area for retirement we will call upon his services again! Below is a quick summary of our experience broken out into the different phases of owning a home (sorry, I’m an engineer and this is how I organize my thoughts.)
Purchase: My wife and I decided our housing strategy in Flagstaff was to purchase a bank owned home that would allow us to take advantage of market conditions and the “discounted price.” This allowed us to get the best value and also allowed for a significantly larger upside when we went to sell 3-5 years later. I work for corporate America and typically relocate every 2-4 years and we knew going into Flagstaff that our purchase was not going to be our “forever home.” Wayne set up two days’ worth of bank owned homes for us to view in our price range and we went to work. Wayne ultimately got us what we wanted at a fair price and through his persistence cut down on some of the extended time associated with closing a bank owned home.
Occupation: The house we purchased “as-is” needed quite a bit of work to get it back to like new condition. My wife and I are fairly handy but there were several jobs that we either didn’t have the know-how to complete or the desire to tackle. Our first call was always to Wayne. Wayne always had time to provide a recommendation on who we should contact taking both value and service into consideration. This was a nice safety blanket for us being new to the area and not wanting to have to learn by mistake. Our needs were always met in a timely fashion and the crews Wayne was recommending were always professional, on-time and did the job right the first time.
Sale: He sold our house in 2.5 days with competing offers! My relocation package required me to have 2 market analysis’s done and to interview two Realtors. Let’s just say that Wayne blew the competition away. His market analysis was comprehensive and his marketing program for our house uses all the latest technology to ensure the most people possible knew about our home being for sale. Wayne utilizes a professional photographer and the pictures they put together were certainly a contributing factor to the quick sale. During the inspection process, there were some items that came up that I needed to have taken care of for the sale to continue. I was all the way on the other side of the country and not there to coordinate the work nor did I even know whom to call to take care of the work (so I’m stressing out big time as I had put a contract on our next house). A quick call to Wayne was all I needed to know that things were going to get taken care of. Wayne coordinated the entire process and got the items taken care of well within my budget guidelines! House sold ahead of schedule so the buyers were happy and we were well on our way to being in our new home…
Morale of the Story: When my wife and I get the opportunity to move back to Flagstaff we will definitely call on Wayne to purchase our retirement home.
