2017 Conforming Loan Limits Raise

FHFA Announces Increase in Maximum Conforming Loan Limits for Fannie Mae and Freddie Mac in 2017

As you may have heard, The Federal Housing Finance Agency (FHFA) made the announcement that the 2017 conforming loan limit for mortgages acquired by Fannie Mae and Freddie Mac will be increased nationwide from $417,000 to $424,100.

The new loan limits will be effective on January 1, 2017. This is the first time the maximum loan limits have been increased since 2006. Loans through the end of the year will need to comply with the 2016 limits, but loans closing in 2017 will be eligible for the new loan limits.

Where We Are!~

Located on the northeast coast of Florida, Palm Coast and the Flagler Beaches is 31 miles south of St. Augustine and 24 miles north of Daytona Beach, bordered on the east by 19 miles of Atlantic Ocean.

 

 

Interstate 95, Exit 284 at State Road 100 (Bunnell and Flagler Beach) is the closest exit to the beach from Maine to Miami. Only three miles!

 

With an estimated population of 105,392 (2015 U.S. Census), the county is comprised of five communities -- Palm Coast, Flagler Beach, Beverly Beach, Bunnell and Marineland. According to Flagler County records, the total land area is 485 square miles.

 

Palm Coast and the Flagler Beaches is only 24 miles from Interstate 4 and is approximately equal distance between the Orlando and Jacksonville metropolitan areas. The Intracoastal Waterway, bisecting the eastern portion of Palm Coast, is navigable from Miami to the St. Lawrence Seaway. The Atlantic Ocean is accessed at Ponce Inlet to the south or at St. Augustine to the north.

 

Major airlines serve the nearby Daytona Beach International Airport, Orlando International Airport, and Jacksonville Airport. Private aircraft and corporate jet aircraft can land at the Flagler County Airport off S.R. 100.

How Will Florida Grow Into The Future!?!

A recently released story from Florida Realtors, based upon a UF Study...

 

Moderate projections suggest that Florida's population will reach approximately 33.7 million residents by 2070 – almost 15 million more people than in 2010. To gauge the impact of that growing population, the University of Florida's GeoPlan Center, Florida Department of Agriculture and Consumer Services and 1000 Friends of Florida developed a series of GIS-based state and regional maps to explore alternative scenarios for growth and development.

 

"Our goal is to generate informed discussion on how our state develops over the next fifty years," says 1000 Friends President Ryan Smart.

The study, Florida 2070, "clearly shows that what may seem like small conservation and development decisions we make today have significant, long-term ramifications," says 1000 Friends Communications Director Vivian Young.

 

Florida 2070 has a series of statewide and regional baseline maps depicting development and conservation lands in 2010, trend maps showing how Florida will develop if current development patterns continue to 2070, and alternative maps showing the impact of more compact development patterns and greater land conservation.

"The growing power of geographic information systems (GIS) and the extensive data available for Florida allow us to develop complex representations of alternative future scenarios for Florida," says Peggy Carr of UF's GeoPlan Center. "Clearly land is a finite resource and the decisions made about its use need to account for our long term future."

 

An interactive website provides an overview of the project, recommendations to promote more efficient development patterns, links to interactive state and regional maps, a summary report and a technical report outlining methodology.

Mark Your Dining Calendar!

The 3rd annual Flagler Restaurant Week (FRW) brought to you by the Flagler County Chamber of Commerce, aims to highlight the variety of dining options in Flagler County. FRW provides local food aficionados and regional visitors an opportunity to experience special dishes and discover new favorite restaurants in the area. Flagler Restaurant Week’s goal is to position Flagler County as one of the top culinary destinations in the region by increasing awareness of the many dining opportunities available in the county, as well as stimulating business and revenue for restaurants throughout Flagler.

FRW makes its third annual return and expands the event for three weeks from September 8 – 29, 2016. With this expansion, diners have more time to taste tour their way throughout the county.

During the three-week event diners can download a complimentary Flagler Dining Passport to take on their culinary adventure around Flagler County. Diners are encouraged to check in via Facebook and the Flagler Radio app. The more restaurants and pictures posted with the hashtag #FlaglerFoodie on Facebook, the better their chances are at winning daily prizes and being crowned as the coveted Flagler Foodie! Diners can also vote for their favorite restaurant online in several categories.

Voting results of the winning restaurants will be posted, and a celebration honoring the winning restaurants will take place after the close of Flagler Restaurant Week. Stay tuned to Flagler Restaurant Week for more details on the after party.
