Short Term Rental Market Crash? The Real Estate Rundown, Episode 2!

When you find a professional you trust, you want to get as much value from that person as possible. That is especially true if that professional provides excellent service.

That’s why you don’t get your lawn care done by a great contractor only once.

That’s why you don’t hire a fantastic investment advisor and use them for just one transaction.

That’s why you don’t see a wonderful dentist and never make another appointment.

And yet, when it comes to real estate, many people wonder what more they can expect from their real estate professional once their home has been sold and their move is done.

The answer is: plenty.

Indeed, we’re huge believers in providing ongoing services to our clients in the months and years between their moves. Those services can include annual checkups, client appreciation events, being available when they have real estate questions, and, of course, these regular newsletters.

14th Annual Client Appreciation Breakfast, July 4, 2023

Each year Realty Executives of Flagstaff is proud to host our annual family-friendly Client Appreciation Breakfast on the 4th of July. The Flagstaff, AZ July 4th parade has been ranked in the top ten small town parades in the USA, and our building sits right along the parade route. Our prime location offers our clients and their families a front row seat to enjoy the show!

Before the parade, the agents prepare and serve our clients and their families a pancake breakfast, along with sausage, fruit, yogurt, muffins, juice and plenty of water. Agents enjoy using this time to visit in person and catch up with their clients.

The children (and some adults!) have a great time having their faces painted and being entertained by skilled balloon artists. They also receive a goody bag full of assorted fun July 4th themed items.

As proud supporters of local nonprofits, Realty Executives of Flagstaff also accepts donations at the breakfast event for Toys for Tots, Flagstaff’s Climb to Conquer Cancer, and Habitat for Humanity.

As the parade is underway and the temperature rises, our agents walk along the sidelines passing out ice cold water to spectators and parade participants.

Realty Executives of Flagstaff agents and their families have been helping to set up, participate in, and clean up for this client appreciation event every year for 14 years now. We also greatly appreciate help we receive from The Hallows Team at Benchmark Mortgage, and Pioneer Title. As our office grows, so do our clients; this year we hosted 600 people!

Realty Executives of Flagstaff's Climb to Conquer Cancer

For 19 years, Realty Executives of Flagstaff has participated in a charity event near and dear to their hearts, Climb to Conquer Cancer. With the next event slated for August 19th, the team is lacing up their boots with a goal to outpace the competition when it comes to raising funds.  

The Climb to Conquer Cancer is one of many activities associated with the American Cancer Society. The climb is designed to unite the community to honor cancer survivors, spread the word about reducing cancer risk, and to raise money to help the organization save lives. The hike takes place at Arizona Snowbowl Ski Resort, with two challenging routes ranging from 5.5 miles to 10 miles.

The brokerage walks every year in memory of Nedra Bell, an Executive who lost her battle to lung cancer in 1999.  Additionally, the team walks in memory of the many friends, family members, and peers who have lost their battles to various cancers.  “But most importantly,” says Debra McCormick, CFO of Realty Executives of Flagstaff, “we walk as a tribute to those who have won their battles with cancer or are currently fighting.”

In addition to forming a team and participating in Climb to Conquer Cancer, Realty Executives of Flagstaff has supported the fundraiser in multiple ways over the years, from sponsoring mile markers to working water stations.

“Everyone has been touched by cancer in some way.  This hits our hearts, and we want to do everything we can to find a cure,” said Wayne McCormick, Broker and Owner of Realty Executives of Flagstaff.  Wayne recently lost his friend of 52 years to pancreatic cancer.

In 2022, the team was the top fundraiser in Northern Arizona, raising nearly $11,000.  Additionally, they ranked as the Top Company, Top Team, and Top Individual fundraising categories. This year, they are on track to exceed their previous year’s efforts.

“I love walking with my neighbors, and that the donations stay in our local community,” says Shannon Strazer, Office Coordinator. “Even if you are unable to make a donation at this time, we hope that you come out and show support for all the hikers participating in Climb to Conquer Cancer.”

Just How Accurate Is My Zestimate?

One of the most frequent questions I get asked is “Is my Zestimate correct?” My answer is always "It depends".  Zillow uses an algorithm that accounts for homes inside of a radius. The Zestimate algorithm does not account for lot size, upgrades, curb appeal or functionality. They use commonalities such as bedrooms, bathrooms and square footage. If there are homes around you that are similar to yours that have sold recently the chances of an accurate Zestimate are better. If your home happens to be in a radius mixed with single family homes, town homes, condos or manufactured homes it will not differentiate, which can drastically change the zestimate.  

You can actually log into Zillow and find out the accuracy in your County.  Currently Zillow is reporting at a 48.6% accuracy for Zestimates in Coconino County within 5% of the sales price.   For example if your home gets lumped in with a recent sale that has a very steep driveway and back ups to a main road that could count against your zestimate. Conversely, if your home gets lumped in with homes that are newer, have more upgrades and a larger lot that could falsely inflate your Zestimate.

My recommendation?  Of course, use a Licensed Realtor® who is knowledgeable in your neighborhood and can help you evaluate the distinct features in your home and help you arrive at your home’s specific value.
