The right time to move can be different for everyone. Depending on your job opportunities, the housing market, your timeline for moving, or your kids’ ages, there are plenty of factors to consider when deciding when is the right time to move with your family. But is there a perfect time to move with kids, and how should you approach the move? Here’s what to keep in mind when moving with kids. 

Make the move during the summer

If your kids are old enough to be in school, it’s typically easiest to move during the summer. This way, your kids won’t have to grapple with leaving their classrooms and friends and trying to adjust to starting school in the middle of the year. The summer marks the season of a fresh start, so making a move to a new place (or even just across town to a new school or district) will be much easier during the summer months.

Moving can be easier while your kids are young

Generally, the younger your kids are, the easier it is to adjust to the idea of moving. Kids in elementary school are more likely to be open to moving than kids in middle or high school. As children get older and more involved in school, they are more likely to make strong emotional bonds with their friends, be well-adjusted to their current school or classes, and even become involved in romantic relationships. Even though older kids and teenagers tend to understand moving better than young kids, young kids are less likely to put up a fight about the move.

When selling a home, one of the most important factors for buyers is if they can picture themselves living there. Research shows that out of 4,200 staged homes, 85% of them sold for 6-25% more than un-staged homes in the same market. To ensure that the home you’re showing lives up to its full potential, staging is essential.

Keeping these 10 simple tips in mind as you stage a home will increase the selling price and make it easier for your buyers to want to live there.

1. Create Curb Appeal

The cliché, “you never get a second chance to make a first impression,” is especially relevant when it comes to staging homes. Make sure your home is ready to impress buyers from the front yard to the front door.

  1. Power wash siding and walkways
  2. Have the house number easy to see
  3. Wash the front windows
  4. Plant flowers and fresh greenery (seasonal)
  5. Keep lawn cut and plants looking fresh and healthy
  6. Replace tarnished light fixtures

2. Welcome Visitors With And Inviting Porch
Place a clean “Welcome Home” doormat, place potted plants (seasonal) and, on a larger porch, place outdoor furniture. Line walkways with solar lights to appeal during evening showings. 

3. Make Your House Sparkling Clean
Wash windows, clean counters and clean grout. Every surface needs to sparkle! Give all floors a thorough cleaning and steam carpets. Consider having wood floors refinished if they’re in bad shape. 

4. Clear the Clutter
All clutter must go. You may want to rent a temporary storage unit. Clean and clear surfaces, floors, and empty cupboards and closets equal more space in the eyes of potential buyers.

5. Style Your Dining Room Table

Place a simple vessel placed on top of a table runner or line up a series of smaller vessels down the center of the table.

 6. Rearrange Your Furniture

Without bringing in anything new to stage the home, this is a go-to simple fix. Move the furniture away from the walls and arrange it symmetrically to create an inviting conversation area.

7. Choose Neutral Colors

Refresh the home with paint. Gray and beige are rich mid-toned neutrals that create a sophisticated backdrop. “Mindful Gray” and “Kilim Beige” are my favorite go-to neutral tones. Adding color back into the home with accent pillows, art and accessories makes it easier for buyers to imagine their favorite colors inside their new home.

8. Appeal To Everyone
Create a gender-neutral master bedroom, tidy up the kids’ room and, if needed, rent furnishings to fully complete any single purpose rooms. Every room in the home should be finished and appealing.

9. Watch Out For Pet Odors
Have all rugs steam cleaned and be extra vigilant about vacuuming and washing surfaces. Keep pet cages, toys and dishes hidden for showing.

 10. Stage From The Inside Out

Remember to stage the outdoor area as well! If it’s a condo, stage the balcony with a cute café table and chairs, a table with a tray of dishes or a planter with flowers. This will influence buyers to enjoys the outdoors at their new home.
